One of the greatest pleasures of owning a coastal home is having a place where you can step away from your regular routine. However, arriving after the property has been unoccupied can sometimes mean beginning the visit with cleaning, laundry, deliveries, temperature adjustments and a list of items that require attention.

Arrival preparation is designed to reduce that transition. The goal is not to make every coastal home look or operate the same. It is to prepare the residence according to the homeowner’s individual preferences and approved care plan.

Every homeowner defines “arrival-ready” differently

For one homeowner, arrival-ready may mean a professionally cleaned residence with fresh linens and towels. Another may want approved groceries delivered, outdoor areas reviewed or vendor work confirmed before the family arrives.

A customized arrival plan may consider:

The final scope should be documented in advance so the homeowner and property-care team share the same expectations.

A pre-arrival visual review

Before completing arrival services, the residence may receive a visual review of agreed-upon areas. This helps determine whether anything appears different from the last documented visit.

If an unexpected condition is observed, the homeowner can be notified before arrival and decide whether another qualified professional should be contacted. This review is especially valuable when the home has been unoccupied for an extended period, experienced severe weather or had recent vendor activity.

Cleaning and residence reset

Even a closed and unoccupied home can accumulate dust or require attention before the owner returns. Depending on the approved service plan, preparation may include residence cleaning, kitchen and bathroom reset, bedroom preparation, fresh linens and towels, laundry service, approved supply placement and final presentation of agreed-upon rooms.

Newly completed homes may require a more detailed initial preparation following builder turnover or post-construction work. Established homes may benefit from a familiar routine repeated before each arrival.

Deliveries, stocking and vendor coordination

Owners may not want to spend the beginning of their coastal visit waiting for deliveries or meeting vendors. When included in the care plan, Coastal Property Care may receive approved deliveries, coordinate authorized vendor access, confirm that scheduled work appears complete, place approved items in designated areas and communicate visible concerns.

Coastal Property Care does not make unauthorized purchases, approve repairs or make financial decisions on the homeowner’s behalf. The exact responsibilities and authorization process should be established in advance.

A final arrival update

After approved services are completed, the homeowner may receive a concise update confirming what was prepared and whether anything still requires attention. This may include agreed-upon photographs, completed service notes and information about any vendor or property concern observed during preparation. The purpose is simple: the homeowner should know what to expect before arriving.

Care that reflects the home

Arrival preparation should never feel generic. A coastal residence may be an intimate family retreat, a newly completed home, an established seasonal residence or a gathering place for several generations. The care plan should reflect how the homeowner uses the property and what makes the residence feel ready to them.
